Ask any longtime Las Vegas local where they actually live, and you'll rarely hear "near the Strip" — the real answer is a ring of master-planned suburbs like Summerlin, Green Valley, and Inspirada that most visitors never see.
After 30+ years and more than 1,700 homes sold in this valley, I can tell you the Las Vegas that locals call home looks nothing like the postcard. It looks like quiet cul-de-sacs, desert-landscaped backyards, top-rated school zones, and trailheads ten minutes from your garage. Here's where the people who know this valley best choose to plant roots.
Summerlin: The West Side Standard
Summerlin has been the benchmark for master-planned living in Las Vegas for three decades, and it's earned it. You get more than 150 miles of trails, Downtown Summerlin's shopping and dining, Red Rock Canyon at your doorstep, and village after village of well-kept neighborhoods — from entry-level townhomes to guard-gated custom estates in The Ridges. Locals who work anywhere on the west side, or who simply want the most polished amenity package in the valley, land here. You pay a premium over the rest of the metro, and most locals will tell you it holds its value for a reason.
Green Valley: Henderson's Original Master Plan
On the southeast side, Green Valley is where Henderson's reputation was built. Mature trees, established neighborhoods, The District at Green Valley Ranch, and some of the most consistently strong schools in the valley. It doesn't have the "brand new" shine of the newer communities — and that's exactly why so many locals love it. You get character, larger lots in many sections, and a true neighborhood feel that takes decades to grow.
Inspirada and Anthem: Henderson's Newer Chapter
Further south, Inspirada delivers the modern master-planned experience — parks every few blocks, newer construction, community pools, and a family-first design. Anthem, up on the hill, adds elevation, views, and the guard-gated country club lifestyle, plus Sun City Anthem for the 55+ crowd. If you want newer builds and Henderson's lower-key pace, this is your corridor.
The Quiet Contenders
Locals also gravitate to the southwest valley — communities like Rhodes Ranch, Mountain's Edge, and Southern Highlands — where you often get more square footage per dollar than Summerlin while staying 20 minutes from anywhere that matters. Single-story homes on larger desert-landscaped lots, like the aerial shot above, are some of the most requested properties I list all year. Low-maintenance desert yards aren't a compromise here; they're the point.
What This Means If You're Moving Here
The gap between "visiting Las Vegas" and "living in Las Vegas" is enormous — and it's the reason working with a local matters. The right neighborhood depends on your commute, your school priorities, your budget, and honestly, which side of the valley fits your rhythm. West side energy or Henderson calm? New construction or established character? That conversation is where smart relocations start.
