The headline valley median was $480,000 in July — down about 1% year over year — but Summerlin's luxury enclaves don't trade on headlines. They trade on scarcity, guard gates, and golf frontage. Here's where the money actually lives in 2026, tier by tier.
The Summit Club: The Valley's Penthouse
If Summerlin has a top rung, this is it. The Summit Club is a private golf community where entry has run eight figures for custom estates and homesites alone have traded for millions. This is where you'll find professional athletes, casino executives, and buyers who could live anywhere. Homes rarely hit the open market — most trade quietly. If you want in, you need representation with relationships, not a Zillow alert.
The Ridges: Summerlin's Signature Address
The Ridges remains the name most people associate with Summerlin luxury — guard-gated villages wrapped around Bear's Best golf course with Strip-view lots stacked along the ridgeline. Custom estates here typically run from around $3 million to $15 million-plus, with smaller semi-custom product in villages like Fairway Hills and Azure occasionally surfacing in the $1.5M–$3M range.
