Where Locals Actually Live in Las Vegas: 7 Neighborhoods You Only Hear About If You Know Someone

Every national list of “best Vegas neighborhoods” names the same four or five areas, and most of them are either wrong, outdated, or quietly priced for buyers from out of state — here is where locals actually live when they want a real neighborhood instead of a brochure.
I have been selling real estate in Las Vegas and Henderson for 31 years and closed more than 1,800 homes. The neighborhoods below are not the ones that trend on TikTok. They are the ones my own clients, my family, and my team keep moving into because the math makes sense, the schools hold up, and the resale is predictable.
1. The Lakes & Desert Shores (West Las Vegas, 89117)
Hidden between Summerlin and the 215, these two side-by-side communities are built around actual manmade lakes with private boat docks on some lots. Entry homes start in the mid-$500s; waterfront homes clear $1.2M. Mature trees, 25-year-old HOA bylaws that actually get enforced, and a 10-minute commute to Summerlin, downtown, or the Strip. Locals who grew up here never leave.
2. Mountain's Edge (Southwest, 89178)
Henderson gets the press, but Mountain's Edge quietly delivers the same master-planned feel for 10–15% less per square foot. 3,500 acres, 12 parks, a trail system that connects back to the Spring Mountains, and a school district that routinely posts higher scores than its reputation would suggest. The “new build” stigma scares outsiders off. Locals know the resale market is some of the healthiest in the valley.
3. Southern Highlands (South Las Vegas, 89141)
A gated master-plan with a private golf club, a top-ranked public elementary, and — this is the part the brochures leave out — the fastest airport commute of any master-plan community in the valley. If you fly for work, this is a 12-minute drive to the terminal. Entry homes in the mid-$600s; estate-section homes clear $3M. Quiet money.
4. Anthem Country Club (Henderson, 89052)
Everyone talks about Anthem the master-plan. Fewer talk about Anthem Country Club — the gated, guard-staffed, Hale Irwin-designed golf community inside it. Lot sizes are bigger, the views pull in the Strip skyline from the back patios, and the HOA actually funds its reserves. If you want Henderson prestige without the Lake Las Vegas distance, this is the quiet pick.
5. Aliante (North Las Vegas, 89084)
North Las Vegas carries a reputation that stopped being accurate about 2015. Aliante is a 1,900-acre master-plan with a golf course, a nature preserve, a casino, and homes trading in the mid-$400s that would list for $650K+ in Summerlin. Locals who want more house for the money and a 20-minute shot to the north-Strip employment corridor land here constantly.
6. Cadence (Henderson, 89011)
The newer master-plan Henderson is quietly betting its next decade on. 2,200 acres, a dedicated events calendar run by the developer, better pedestrian infrastructure than almost anything else in the valley, and pricing that still has room to run before it catches up to Inspirada and Lake Las Vegas. If you want to buy early in a neighborhood that is going to appreciate, this is the one locals keep circling.
7. Mountain Trails & The Paseos (Summerlin, 89135)
Everyone knows “Summerlin.” Few know Summerlin is 22 separate villages and the delta between the best village and the average one is real money. Mountain Trails and The Paseos sit on the west side against Red Rock, back up to protected open space (so no new build will ever block the view), and keep the strongest resale numbers in the entire master-plan. If you can only buy one Summerlin village, these are the two to shortlist.
What ties these seven together
Three things: enforced HOAs that actually protect property values, elementary schools that score above the Clark County median, and location math that still makes sense when you account for a 20-minute commute instead of a 5-minute one. That is the local playbook. Everything else is marketing.
Bottom line
The “famous” Vegas neighborhoods are famous because they are easy to find. The ones above are the ones locals buy into when they are spending their own money. If you are moving in from out of state, or you are an existing resident thinking about a move, this is the shortlist that is worth your weekend.
