Sun City Summerlin sits on 2,400 acres in the foothills of Red Rock Canyon, and after 30 years selling Las Vegas real estate I can tell you it's still the most complete active-adult community the valley has built.

Where Sun City Summerlin Actually Is

Sun City Summerlin is the original 55+ community inside the master-planned Summerlin footprint, opened by Del Webb in 1989 and built out by 1999. The community sits in northwest Las Vegas, bordered by Town Center Drive to the east, Far Hills Avenue to the south, and the Red Rock foothills to the west. From most Sun City homes you're 12 minutes to Downtown Summerlin shopping, 20 minutes to the Strip via the 215 Beltway, and inside Red Rock Canyon in under 15.

What Makes the Community Different

Three things put Sun City Summerlin in a tier of its own compared to newer active-adult communities like Anthem in Henderson or Heritage at Cadence.

Three 18-hole golf courses — Highland Falls, Palm Valley, and Eagle Crest — all inside the community, with daily-fee and resident-rate play.

Four community centers with full fitness facilities, indoor pools, tennis, pickleball, ballrooms for events, art and craft studios, and over 80 active clubs covering everything from quilting to ham radio to motorcycle riding.

The lifestyle infrastructure was built first. Newer 55+ developments add amenities phase by phase. In Sun City Summerlin every facility has been operating for 25+ years — the clubs are established, the leadership is in place, and a buyer moving in this week can be inside a weekly bridge group by next Tuesday.

What You'll Pay in 2026

Pricing in Sun City Summerlin has separated meaningfully from Las Vegas's general market over the past 18 months. As of May 2026, the active inventory looks roughly like this:

  • Entry attached homes (Patio Series, 1,100–1,500 sq ft): $400K–$525K
  • Mid-tier detached homes (1,500–2,000 sq ft): $525K–$700K
  • Premium detached homes (2,000–2,800 sq ft, view lots, casita options): $700K–$1.1M
  • Top-of-market golf-course and ridgeline view homes: $1.1M–$1.6M

The HOA assessment for 2026 is roughly $115/month — remarkably low for the amenity package you get — plus a $300 transfer fee at closing that funds the community reserve.

Who Sun City Summerlin Is Right For

This community works best for buyers who fit one of three profiles. The first is the active retiree who values walkable amenities and an established social scene over a brand-new house. The second is the relocating couple — typically from California or the Pacific Northwest — who want the desert lifestyle, the tax advantages, and Red Rock at their back door without the maintenance burden of a custom home. The third is the snowbird buyer looking for a lock-and-leave property with on-site golf and a built-in community to plug into when they're in town.

The Honest Downsides

Sun City Summerlin is not perfect. The homes are 25–35 years old, which means most of them have had at least one HVAC and roof cycle and many need kitchen and bath updates. Some floor plans show their age — popcorn ceilings, sunken living rooms, the occasional garden tub. If you want a brand-new build with a designer kitchen out of the box, you'll be happier in Inspirada or a newer Henderson community. The trade-off you're making here is established lifestyle over new construction.

Sun City Summerlin vs. Anthem Henderson

I get the comparison question on every Sun City showing. The short version: Anthem is newer (built out in the 2000s), has bigger lots on average, and gives you closer access to Henderson's Whitney Ranch and Lake Las Vegas. Sun City Summerlin is older, has tighter lots, and gives you closer access to Red Rock, the Strip, and Downtown Summerlin. Anthem buyers tend to come from the East Coast. Sun City buyers tend to come from California. Neither is "better" — they're built for different priorities.

The Bottom Line

If you're 55+ and serious about Las Vegas, Sun City Summerlin deserves a half-day on your tour. Even if you don't end up buying inside the gates, walking the courses and the community centers will reset your expectations for what "active adult" actually means in this market.
