Most Expensive Areas in Summerlin: Every Village Ranked by What Actually Sold in 2026
Summerlin is not one neighborhood, and the most expensive areas in Summerlin are separated from the "affordable" ones by more than three million dollars on the median sale, so ranking the villages by what actually closed is the only honest way to shop it.
I've been selling in this valley since 1993, and the single biggest mistake I see from relocation buyers is this: they read "Summerlin median price around $700K," then they go tour homes in The Ridges and wonder why nothing works. The master plan is 22,500 acres and roughly 30 villages. A $700,000 budget buys a nice detached home in an established village and a townhome in a premium one. Same zip code family, completely different outcome.
So here's the ranking, built from roughly twelve months of GLVAR closed sales through late summer 2026, not asking prices and not magazine prestige. Figures are rounded; call me if you want the exact pull for a specific street.
The Top Five Most Expensive Villages in Summerlin
1. The Ridges — median around $3.4M, roughly $780–$800 per square foot
Nobody else in Summerlin combines the highest price per foot in the valley with a 4,600-square-foot median home. Guard-gated, custom modern architecture on view lots, Bear's Best golf, and the Strip skyline laid out below you. Highest sale in the window was north of $16M. Custom land is essentially gone, so 2026 Ridges deals are resale or tear-down-and-rebuild. If you want "the" address and you want it on the MLS, this is it.
2. The Summit Club — median roughly $2.4M on-market, but that number lies
The Summit is the ceiling of Las Vegas, period. Discovery Land Company, Tom Fazio course, invitation-only membership, and most of it trades off-market from $6.5M into the $40M range. The MLS median looks lower because what shows up on the MLS is the club's mid-tier product, not the headline estates. Translation: if you're serious about the Summit, you're buying through relationships, not Zillow.
3. Country Club Hills — median around $2.1M, about $450 per square foot
This is the one I point to when a client says "I want the most house for the money in the luxury tier." The median home is about 4,650 square feet at less than $500 a foot. Compared to The Ridges you're getting similar square footage for roughly 60% of the price, and it's a quieter, more established feel. The trade is architecture: more traditional, less of the glass-and-steel that drives Ridges pricing.
4. Red Rock Country Club — median around $2.0M, the deepest luxury market
Around 65 closings in twelve months, which is more than The Ridges and the Summit combined. That depth matters. More inventory means more negotiating room, more comps to lean on, and a faster exit when you sell. Two Arnold Palmer courses, guard gates, and the range runs from about $850K up past $7M, so there's an on-ramp here that The Ridges just doesn't have.
5. Reverence — median around $1.6M
Far western edge of the master plan, Pulte-built, newer product, lower HOA load than the country-club villages. Reverence is where I see buyers land when they want new-construction quality, mountain views, and gates without paying club-level carrying costs.
Where the Rest of Summerlin Falls
Below the top five, the picture flattens out fast. Villages like The Vistas, The Paseos, Stonebridge, Redpoint and The Trails typically trade anywhere from the high $600Ks into the $1.5M range depending on view lot and build year. Sun City Summerlin, the 55+ village, is the value entry around the low-to-mid $400Ks and it closes more homes than the entire top-five luxury tier put together. That's why the overall Summerlin median lands around $700K to $750K: a few hundred million-dollar sales get averaged against hundreds of attainable ones.
One number worth remembering: of roughly 1,900 Summerlin sales in that twelve-month window, a little over 600 cleared $1M. So about one in three Summerlin closings is a seven-figure deal. If your budget is under a million, you're still in the majority. You're just shopping different villages.
What This Means If You're Buying
- Under $700K: Established villages, Sun City if you qualify, or attached product in a premium village. Don't tour The Ridges; it will wreck your sense of value.
- $1M–$2M: This is the sweet spot. Red Rock Country Club entry, Reverence, Tournament Hills, big view lots in The Vistas or The Paseos. Lots of choice, and sellers in this tier are negotiating in late 2026.
- $2M–$4M: Country Club Hills for square footage, The Ridges for architecture and resale strength, Red Rock CC for golf frontage.
- $5M+: The Summit, and you need a broker who's actually doing off-market work in that building, because the inventory isn't public.
What This Means If You're Selling
Luxury in Summerlin is seeing longer sales cycles in 2026 without seeing price declines. That's a critical distinction. Buyers are asking for rate buydowns and closing credits even at $2M+, and the sellers who win are the ones who price off closed comps in their own village, not off the Ridges listing down the street. Your village is your benchmark. The metro-wide numbers you see in the news are the wrong yardstick for a Summerlin home.
Bottom Line
Summerlin's villages are not remotely equal, and "most expensive" doesn't automatically mean "best fit." The Ridges owns the price-per-foot crown, the Summit owns the ceiling, Country Club Hills owns the value play, Red Rock CC owns the depth, and Reverence owns the newer-build lane. Pick the village that matches how you actually live and what you want your equity doing in five years. I've closed over 1,800 homes in this valley, including Summerlin sales over $1.5M in 89135 just this past year, and I'll tell you straight which village earns your money.
