Las Vegas Housing Market November 2026: Why a Flat Price and 5 Months of Supply Change Your Playbook
Las Vegas home prices in November 2026 are sitting almost exactly where they were a year ago, and that flat line is the most important number a buyer or seller in this valley can understand right now.
I've been selling homes here since 1993. I've watched this market rip, crash, rip again, and now do something it rarely does: hold still. The September numbers out of the Las Vegas MLS put the metro median sold price at roughly $437,000, up well under one percent from last year. Active listings are hovering around 12,600. That works out to a little over five months of supply, which is the first time in a long time we've been sitting in what the textbooks call a balanced market.
Balanced doesn't mean easy. It means the lazy strategies stopped working on both sides.
What the Las Vegas housing market looks like heading into the holidays
Here's the short version of the numbers I'm using with my own clients this week:
- Metro median sold price: about $437K, essentially flat year over year
- Active inventory: roughly 12,600 homes, the most choice buyers have had in years
- Months of supply: just over 5, up from the 2-ish months we lived through in 2021 and 2022
- Median days on market: about 29, so the good ones still move in a month
Twenty-nine days is the number people skip over. Inventory is up, but a clean, well-priced home in a neighborhood people actually want still goes under contract in four weeks. The overpriced ones are what's piling up in that 12,600. Both things are true at the same time, and if you only read one of them you'll make a bad decision.
If you're buying a home in Las Vegas in 2026
You finally have leverage. Use it on terms, not just price.
For three years I watched buyers waive inspections and appraisals just to get a seat at the table. That's over. On most listings right now you can get an inspection period, you can ask for a seller credit toward closing costs or a rate buy-down, and you can take a weekend to think. Sellers who've been sitting for 60 or 90 days are listening.
Where I see buyers get it wrong is treating "balanced" like "falling." It isn't. Prices aren't dropping across the valley; they're flat with pockets of softness in the stuff that was overpriced to begin with. Waiting six months for a crash that the data doesn't support usually just means you paid more in rent and got a higher price later. If the house works for your life and the payment works for your budget, the market is handing you the best negotiating conditions we've had since 2019.
One more thing. Is it a good time to buy in Las Vegas? For a buyer who plans to hold five-plus years, this is the kind of market you look back on and wish you'd been more aggressive in.
If you're selling in Las Vegas or Henderson right now
Your competition is the 12,600 other listings, and about a third of them are mispriced.
The sellers winning in this market are doing three things. They're pricing at the market on day one instead of "testing" for two weeks. They're spending real money on presentation: photos, staging, and the deferred maintenance list that buyers now have the time to nitpick. And they're coming to the table ready to offer something, whether that's a closing-cost credit or a rate buy-down, because the buyer across from you has 11,000 other options and knows it.
The holiday season actually helps serious sellers. Casual lookers disappear after Thanksgiving. The buyers who are out touring homes in December have a reason: a job transfer, a relocation from California, a lease ending. Fewer showings, better showings. If your home is ready and priced right, I'd rather list you in November than wait for the spring pile-up.
Henderson vs Las Vegas: is the story different across the valley?
A little, and it's less about the city line than the price tier. The $400K to $600K range, where most of Green Valley, Inspirada, and the newer Henderson communities live, is where buyers have the most options and the most negotiating room. Above $1M, in Summerlin, MacDonald Ranch, and the custom pockets of Henderson, you're dealing with thinner inventory and more cash, so the balanced-market rules bend. If you're weighing Henderson vs Las Vegas living, don't just compare medians. Ask what the specific street has sold for in the last 90 days, because that's the number the appraiser will use.
Bottom line
The Las Vegas housing market in November 2026 is neither a buyer's market nor a seller's market. It's a prepared person's market. Buyers who know how to negotiate terms are getting deals that didn't exist two years ago. Sellers who price honestly and show up ready are still closing in 30 days. Everyone else is sitting in the inventory count wondering what happened.
