Summerlin: You're Buying Condition, Not Size
In Summerlin, $500K in Fall 2026 is buying a well-kept 1,800–2,200 sq ft single-family home in the older villages—The Willows, The Trails, The Hills—usually built between 1997 and 2005, on a 5,500–6,500 sq ft lot. If you want new construction inside Summerlin at this budget, you're looking at a townhome in Redpoint or a two-bedroom villa in a 55+ enclave. The trade-off is simple: pay for the address and the school zones, accept older systems, or pay for the walls and lose the yard.
Henderson & Green Valley: The Sweet Spot Right Now
This is where the $500K budget is stretching hardest in 2026. In Green Valley Ranch and Whitney Ranch you're seeing 2,100–2,600 sq ft two-story homes, three-car garages in some tracts, on 6,000–7,500 sq ft lots. Original build dates range from 1998 to 2010 with plenty of updated kitchens on the resale market. The HOA runs higher than the Henderson average—budget $85–$115/month—but you're getting three community pools, parks every few blocks, and a design-controlled aesthetic that protects resale.
Southwest & Mountain's Edge: Value Play
The Southwest submarket around Mountain's Edge, Rhodes Ranch, and the far edges of Southern Highlands still delivers the most square footage per dollar in the entire valley at this budget: 2,400–3,000 sq ft homes are trading in the $485K–$515K range, most built 2005–2015. The compromise is drive time to the Strip and a slower resale velocity than Summerlin or Green Valley. But for a first move-up buyer who plans to stay 7+ years, this is where the math still works cleanly.
