If you're moving to Henderson and keep hearing the name Inspirada, this 2026 guide breaks down what it actually costs to live there, what the HOA covers, which schools your kids will attend, and where home prices are landing right now — from a broker who negotiates in this community every week.

What Inspirada Actually Is

Inspirada sits in the southeast corner of Henderson, tucked between Volunteer Boulevard, St. Rose Parkway, and the M Resort. It's a 2,000-acre master-planned community with over a dozen builder neighborhoods, seven parks, more than 20 miles of trails, and a design language that's cleaner and more modern than most Vegas suburbs. If you've driven through Green Valley or Anthem and thought "I want that, but newer," Inspirada is what you were looking for.

The community pulls a specific buyer: dual-income families relocating from California, Seattle, or Chicago; professionals working at Henderson hospitals or the Raiders complex; and retirees who want a walkable neighborhood with modern architecture instead of a stucco starter box from 1998. That buyer profile matters because it's what keeps Inspirada resale values sticky even in flatter market months.

Home Prices in Inspirada Right Now (July 2026)

Here's where things sit as of this month:

  • Entry-level single family (1,800–2,400 sq ft): $525K – $675K. Most of these are Lennar, KB, and Woodside product from 2019–2023.
  • Move-up single family (2,500–3,400 sq ft): $685K – $895K. Toll Brothers, Tri Pointe, and the newer Pardee sections dominate this tier.
  • Luxury and semi-custom (3,500+ sq ft, view lots, casitas): $925K – $1.45M. Very few of these trade — when they do, they move fast if they're priced right.
  • Townhomes and paired products: $395K – $495K. A real option for first-time buyers who want the Inspirada address without the full detached price tag.

Median sale price across Inspirada is running about $680K in the last 90 days, roughly 6–8% above the broader Henderson median. That premium is what you're paying for the master-plan lifestyle, the amenities, and the newer construction.

The Inspirada HOA — What You're Actually Paying For

This is the single biggest source of buyer confusion I run into. Inspirada is a two-tier HOA structure:

Master association: roughly $115–$135/month depending on your sub-neighborhood. This covers the parks, trails, community centers, the two big pools at The Retreat, front-yard landscaping in most sections, and the community events calendar.

Sub-association: some newer villages layer on an additional $45–$95/month for shared streets, private amenities, or gated sections. Not every neighborhood has a sub-HOA — ask before you write an offer, because I've seen buyers stunned at closing to learn their true monthly HOA is $210 instead of $120.

Compared to Summerlin (typically $60–$90 base HOA plus village overlays) Inspirada runs higher, but you're getting more amenities per dollar and a community that still has builder-warrantied infrastructure. It's a fair trade for the profile buyer.

Schools — The Zoning Reality

Inspirada is zoned to a rotating mix of Clark County schools, and this is where buyers get their most expensive surprise. As of the current CCSD zoning:

  • Elementary: Ann Lynch, John C. Vanderburg, or Reedom — depending on which section of Inspirada you're in. Ann Lynch pulls the strongest ratings inside the community.
  • Middle: Del E. Webb or Bob Miller. Both are solid.
  • High: Coronado High School. Coronado is one of the top-rated public highs in the valley and is a major part of why Inspirada resale is sticky.

The catch: CCSD reshuffles zoning almost every year. Never assume the school your neighbor across the street attends is the same one your kid will be assigned to. I pull the current zoning map for every family I represent in Inspirada — there are no exceptions to that rule.

What Living There Actually Feels Like

Inspirada has a genuine neighborhood feel that most Vegas master-plans don't quite pull off. The trails connect, kids ride bikes to the parks, there's a functional community events calendar (food trucks, movie nights, holiday markets), and the retail is close — St. Rose Parkway shopping is five minutes, and downtown Henderson is 12. Freeway access via the 215 puts the Strip at 20 minutes and Harry Reid Airport at 15.

Downsides worth naming: summer surface temps on the trails are brutal (bring water, dogs go early morning or after 7pm), some of the older Lennar-built sections have known plumbing issues you want an inspector to specifically check for, and the drive to the northwest side of town — Summerlin, Centennial Hills — is a full hour in traffic. If your job is on the northwest side, Inspirada is a hard commute.

Who Inspirada Is (and Isn't) For

Inspirada wins for: families who want new construction with amenities, buyers moving in from higher-cost states, professionals working the Henderson/southeast corridor, and buyers in the $600K–$900K range who don't want to be in an aging Green Valley section but also can't stretch to Summerlin luxury pricing.

Inspirada is not the right pick if: you're looking for lot privacy (most lots are compact), you want a low-HOA lifestyle, or you commute to the northwest side of the valley daily.

Bottom Line

Inspirada is one of the strongest master-planned resale positions in Henderson right now — but the HOA structure and school zoning both have traps that cost uninformed buyers real money at close. Get the sub-HOA disclosure before you write. Pull the current CCSD zoning map, not last year's. And know which builder your home came from, because the warranty and known-defect list varies significantly between Lennar, Toll, Tri Pointe, and Pardee.
