Cost of Living in Las Vegas vs Henderson: What Buyers Actually Pay in 2026

by Javier Mendez

Choosing between Las Vegas and Henderson comes down to one question most buyers never ask: what does a normal month actually cost you in each place?

I have sold more than 1,800 homes across this valley in 31 years, and the cost-of-living question comes up in almost every relocation conversation. Buyers compare list prices and stop there. The real difference lives in the monthly stack: your mortgage, HOA dues, insurance, utilities, and what you spend simply living your week. Here is how I walk clients through it.

The Big Picture: Same Tax Advantages, Different Price Tags

Both cities sit in Clark County, so you get the same Nevada advantages: no state income tax, the same county sales tax, and the same statewide cap on how fast residential property tax bills can rise. That means the gap between Las Vegas and Henderson is not about taxes. It is about the home, the community, and the lifestyle you buy into.

Housing: Where the Real Money Moves

Your housing payment is the biggest line in the budget, and it is where the two markets separate. Las Vegas is a huge, varied market, with older established neighborhoods, newer builds on the edges, and everything between. You can find a wide spread of price points, which is why entry-level buyers often start there. Henderson skews toward newer, master-planned communities, and that polish tends to carry a premium per square foot. For a closer look at what a budget buys, read my breakdown of Henderson homes at $500K.

My rule: never compare two homes by price alone. Compare them by total monthly cost of ownership.

HOA Dues: The Line Item Buyers Forget

Many Henderson communities, especially master-planned neighborhoods like Inspirada and Anthem, come with HOA dues that fund parks, trails, pools, and security presence. In Las Vegas, plenty of neighborhoods have no HOA at all, while others, especially gated enclaves and newer tracts, carry significant dues. A $300 per month HOA changes your buying power the same way a rate move does. Always ask for the current dues and any special assessments before you fall in love with a floor plan.

Utilities, Insurance, and the Summer Reality

Desert summers are real. Cooling costs are a major factor in both cities, and they depend more on the age of the home, the roof, the windows, and the HVAC system than on the city name. A newer home with modern insulation can run noticeably cheaper to cool than an older one with original systems. Get the last twelve months of power bills before you write an offer. Insurance follows the same logic: age of the roof and systems matters more than zip code.

Lifestyle Spending: What Your Week Looks Like

Las Vegas gives you the entertainment, dining, and nightlife density of a world-class city, and spending there is as high or as low as you choose. Henderson is calmer, more suburban, and more family-oriented, with strong parks and a slower rhythm. If your idea of a great Saturday is a trailhead and a patio dinner, Henderson fits. If you want options at midnight, Las Vegas wins. I cover that tradeoff in Henderson vs Las Vegas Lifestyle.

How I Build the Real Number With Clients

Skip the generic cost-of-living calculators. Here is the five-step process I use with relocating buyers:

  1. Start with your real target payment, not the list price.
  2. Add the HOA, then add property tax and homeowner's insurance.
  3. Pull twelve months of utility history on the exact home.
  4. Add your commute, since fuel and time are costs too.
  5. Compare two or three communities side by side, not two cities.

That last step matters most. Green Valley, Inspirada, Summerlin, and the established central neighborhoods each have a different cost profile, and a city-level average hides it. If you are budgeting a move, my guide on moving to Las Vegas expenses goes deeper.

Bottom Line

Henderson usually asks for more up front in price and HOA, and gives back in newer construction and a quieter pace. Las Vegas offers more range and more choice, with costs that swing widely by neighborhood. Neither is automatically cheaper. The right answer is the one that matches your budget and the life you want. Numbers vary by community and change with the market, so let me run yours.
