Henderson vs Las Vegas Cost of Living in Late 2026: What the Numbers Actually Say
If you're comparing the cost of living in Las Vegas vs Henderson in late 2026, the honest answer is that Henderson typically runs a few hundred dollars more per month — but the gap is narrower than most relocation guides claim, and in a few categories it actually flips.
I've sold homes on both sides of the valley for more than 30 years, and I have this conversation almost weekly with relocating buyers. Here's the breakdown I give my own clients, updated for what people are actually paying as we head into fall 2026.
The Quick Answer
Henderson costs more up front — higher home prices, more HOA neighborhoods, newer master-planned communities. Las Vegas gives you more room to control your monthly number, especially if you avoid HOAs and shop the established neighborhoods. Neither city is "cheap" anymore, but both are still a bargain next to coastal California, which is where a large share of my relocation buyers are coming from.
Housing: Where the Real Gap Lives
Housing is 80% of this conversation. As of late summer 2026, a typical single-family home in Henderson is running noticeably above the Las Vegas valley-wide number — think mid-$500Ks in Henderson versus high-$400Ks across Las Vegas as a whole. Green Valley and Inspirada carry premiums for schools and planning; older Las Vegas neighborhoods off Charleston or in the northwest give you 1,800 square feet for meaningfully less.
What the headlines miss: price-per-month matters more than price. A Henderson home with a $75–$250 monthly HOA and newer construction can actually cost less to operate than an older Las Vegas home with no HOA but 1990s insulation and a summer power bill that proves it.
HOAs: The Line Item That Surprises Buyers
Henderson is HOA country. Inspirada, Cadence, Anthem, and most of Green Valley carry association fees, and master plans layer them — a community fee plus a sub-association is common. In Las Vegas, entire square miles of established neighborhoods have no HOA at all. If a predictable, low monthly overhead is your priority, that's a genuine Las Vegas advantage. If you want parks, trails, and streets that look maintained in 2036, that's what the Henderson fee is buying.
Utilities, Insurance, and Taxes: Closer Than You'd Think
Power, water, and gas run about the same across the valley — summer cooling is the big variable, and it tracks the age and insulation of the home more than the city on the address. Nevada property taxes stay low by national standards in both cities, with the abatement capping increases for owner-occupants. Insurance quotes come back similar. I tell buyers: don't let anyone sell you a city based on utilities. Buy the newer envelope, not the zip code.
Day-to-Day Spending
Groceries and gas are effectively identical. Dining skews slightly pricier in Henderson's newer retail corridors, but Las Vegas gives you a wider budget range — from neighborhood spots off Spring Mountain to whatever the Strip wants to charge you. Commutes matter more: Henderson to the airport or the southeast medical corridor is quick; crossing the valley at 5 pm is not.
So Which One Is Cheaper for You?
If you want the lowest possible monthly number: Las Vegas, older neighborhood, no HOA. If you want predictability, newer construction, top school zones, and are fine paying for the planning: Henderson earns its premium. Most of my buyers who run the full monthly math — payment, HOA, utilities, commute — land within $200–$400 a month of each other on comparable homes. That's real money, but it's rarely the deciding factor once they've stood in both neighborhoods.

The Las Vegas vs Henderson cost question is really a lifestyle question wearing a spreadsheet costume. Get the neighborhood right and the numbers tend to take care of themselves — get it wrong and no discount fixes it.
