Wondering where locals live in Las Vegas? It's not the Strip — it's the master-planned suburbs and established neighborhoods where the real city actually happens.
After 30 years and 1,700+ homes sold in this valley, the question I hear most from relocating buyers is some version of "but where do people actually live?" Fair question. The Las Vegas you see on TV is a four-mile stretch of casinos. The Las Vegas where two million people raise families, coach little league, and complain about summer heat is a completely different city. Here's the honest map.
Summerlin: The West Side Standard
Summerlin is where locals go when they want the full master-plan experience — 150+ miles of trails, Downtown Summerlin for shopping and dining, Red Rock Canyon as a backyard. Teachers, doctors, casino executives, and remote workers all share the same trail system. The trade-off is price: Summerlin carries the valley's strongest premium, and locals pay it willingly because resale strength here is generational.
Green Valley: Henderson's Quiet Achiever
Ask ten longtime locals where they'd raise kids and at least half say Green Valley. Established in the 1980s and matured beautifully, it has what newer communities can't manufacture: full-grown trees, top-rated schools, and neighbors who've been there twenty years. Homes like the one pictured above — single-story, great room flowing to a landscaped backyard, mountain views — are the Green Valley signature.
The Northwest: Centennial Hills and Skye Canyon
The northwest is where locals stretch their dollar without leaving the valley. More square footage, three-car garages, cooler evenings at elevation, and a straight shot down the 95 for commuters. Skye Canyon draws the younger outdoor crowd; Centennial Hills holds the value-per-foot crown.
Southwest Las Vegas: The Growth Corridor
Mountain's Edge, Rhodes Ranch, and the newer builds off the 215 are where you'll find the valley's working professionals — close to the airport, close to the Strip for hospitality workers, and stocked with newer-construction floor plans. It's the fastest-moving segment of the local market for a reason.
Anthem and Inspirada: Henderson's High Ground
Up the hill in Henderson, Anthem delivers views and established luxury while Inspirada delivers parks, pools, and the best master-plan amenity package per dollar in the valley. Both are deeply local — these aren't tourist-adjacent zip codes, and that's exactly the point.
What This Means If You're Moving Here
The locals' Las Vegas is a suburban city with 300 days of sunshine, no state income tax, and neighborhoods that compete hard for your dollar. The mistake relocating buyers make is shopping by price alone. Each of these areas behaves differently on resale, schools, HOA structure, and commute — and the right answer depends on your life, not the listing photos. That's a conversation, not a search filter.
