If you're searching for an Anthem Henderson retirement community that actually fits the way you want to live in your sixties, seventies, or eighties, the good news is you have real options — and they're more different from each other than most buyers realize.
Anthem itself isn't a single neighborhood. It's a master-planned area in southwest Henderson built around three core villages: Sun City Anthem (the 55+ guard-gated icon), Anthem Country Club (luxury golf-front living, all ages), and Anthem Coventry (family-oriented). For retirement buyers, Sun City Anthem is almost always the headline — but the surrounding Anthem zip codes have quiet ranch-style streets and low-maintenance patio homes that work just as well if a 55+ HOA isn't your style.
Here's the quick breakdown a lot of my retirement clients ask for over coffee.
What price range should I expect?
In spring 2026, Sun City Anthem resale homes are generally moving in the high $400s to low $700s for standard floor plans, with view lots, casitas, and remodeled "elite" series homes pushing into the $800s and $900s. Luxury Anthem Country Club golf-front homes can run $1.5M to $5M+ depending on the lot and the fairway view. Coventry single-family homes have a wider band but typically land in the $500s to $700s.
If your budget is closer to $400K, I'll usually steer you toward Sun City Anthem's smaller floor plans — Cottage and Villa series — or to neighboring active-adult pockets like Solera at Anthem.
Why do retirees specifically pick Anthem over Summerlin or Green Valley?
Three things come up over and over:
- The view. Anthem sits at elevation, so you get unobstructed sightlines of the Strip skyline, Black Mountain, and the McCullough range. Sunset on a back patio here is a real thing.
- The clubhouse. Sun City Anthem's Independence Center is genuinely one of the best amenity buildings in the Las Vegas valley — indoor and outdoor pools, fitness, pickleball, tennis, ballroom, and 80+ active clubs.
- The pace. Anthem feels quieter than central Henderson. You're 25 minutes from the airport but the streets feel suburban-rural, especially on the south end.
What does the HOA actually cover?
Sun City Anthem's HOA is one of the more comprehensive in the valley. It pays for the clubhouses, pools, fitness, the patrolled gated entries, common-area landscaping, and a long list of clubs and classes. Standard quarterly dues sit in the low four-figures range as of 2026 — verify the exact number on the home you're looking at, because it shifts with reserve studies.
Anthem Country Club's HOA is heavier (golf and gate cost money), and the homeowner association is separate from the optional Country Club membership, which is its own monthly fee with initiation. I always pull both numbers in writing before clients write an offer.
Is the 55+ rule strict?
Yes. Sun City Anthem requires at least one resident in the home to be 55+ and limits the number of full-time occupants under 55. Grandkids visiting is fine; grandkids living there full-time is regulated. If you have a younger spouse or an adult child who may move in, we read the CC&Rs together before you commit — it's the single biggest source of frustration I see in this market when buyers skip it.
What about taxes and Nevada-specific math?
Nevada has no state income tax, no estate tax, and no inheritance tax — which is the headline financial reason a lot of retirees move here from California, Oregon, or the Northeast. Property taxes on a Sun City Anthem home are typically under 1% of assessed value, and Nevada caps annual increases on owner-occupied primary residences at 3%. Sales tax is higher than some states (about 8.375% in Clark County), but for most retirees the income-tax savings dwarf the sales-tax difference over a decade.
How do the medical and travel logistics actually work?
Henderson Hospital and St. Rose Siena Campus are both within roughly 10 to 15 minutes of Anthem. Harry Reid International is 25 to 30 minutes away depending on traffic, which matters if you fly to see family. The newer Henderson Executive Airport is even closer for private aviation. And if you drive to Los Angeles or to Utah for the national parks, the 215/I-15 access from Anthem is clean.
Quick midday checklist if Anthem is on your shortlist
- Decide whether 55+ rules are a feature or a constraint for your household.
- Pull the actual HOA budget and reserve study, not just the headline dues number.
- Walk the lot at the time of day you'd actually use it — sunset views sell, but morning shade matters too.
- Ask about resale velocity on the specific floor plan — not all Sun City Anthem floor plans liquidate equally.
- If you're considering Anthem Country Club, separate the HOA conversation from the Country Club membership conversation.
